Project allows 289 multiple family units with zero on-site affordable housing. Requires mauka-makai road between Aliʻi Drive and Kuakini Highway.
Note that this is a SMA approval, so it DOES NOT go to the County Council -- the zoning is there and the Leeward Planning Commission has the last word.
Sunstone Kona
Pualani Makai
Most recently re-approved in 2021, this subdivision allows for
386 to 490 multiple family units, with 20% affordable.
The project must start by 2026, and finish in 2031.
The land was put on the market for $8.5M (listing agent is an owner of Kona Three LLC) with listing showing "under contract" in March 2023. As of mid-November 2024, County ownership records remain unchanged.
Together, Sunstone Kona and Pualani Makai could add up to 779 additional housing units - with less than 100 affordable - to the Kuakini and Aliʻi Drive corridors, with no widening of Kuakini Highway. Add to these the 184 units of what we're calling "Keauhou Mauka," below.
That's 963 units approved that could break ground any time - no further discussion needed.
Keauhou Mauka
In July of 2021, the Leeward Planning Commission (LPC) again extended SMA use permit 286, originally approved in 1989 and extended in 2002, 2005, and 2015.

This SMA permits 184 multi-family units (condos) with zero affordable housing. Traffic will route to King Kamehameha III, Road, Kuakini Highway, and Aliʻi Drive. The developer now has until July 2024
to obtain a "final" plan approval (or ask for more time?).

These totals DO NOT include the proposed 450 units (allows STVRs) of Kona Vistas (Royal Vistas) or the proposed 65 units of Naniloa (no affordable).
